Property investors chasing capital growth…

Investors are recognising more and more that capital growth is the main driver in an investment property. Sure cash flow is important, but generally speaking, capital growth determines the success of the investment. Sydney Morning Herald writer, Max Newnham comments “most investors hope for large increase in value so they can produce sufficient profit to make the investment worthwhile” (11 January 2011).

Investment Property Partner supports the philosophy that capital growth is the key to a successful property investment. Of course, this relates to the time at price of entry and the time and price of exit. We have sophisticated models to increase the probability of correct points of entry and exit of our investment opportunities and thus replace ‘hope’ with ‘knowledge’ in their investment decisions.

Investors are starting to recognise that the Australian coastline continues to attract attention in the property market. But we don’t need to look for the ultra expensive suburbs according to The Daily Telegraph who reported “property analysts have revealed off-radar waterfront suburbs are where bargain beach houses can be found” (24 January 2011).

Further support was added to the argument from RP Data senior research analyst Cameron Kusher who said ‘the lagging market made many locations more affordable”(24 January 2011).

Investment Property Partner recognises the value created by the great Australian icon – the beach. We have investment opportunities in strategic locations for investors wishing to capitalise on the capital growth along the coastline.
